One of the natural sights of Simeiz is Koshka (Cat) mountain. Its fanciful form says for its name: if you look intently, you can see a cat's head fallen down to the sea shore, bent 260 m tergum above the slope, and a tail of a giant cat. Mythical legends are related to this mountain and rocks around it. On the Koshka's slope you can see a real natural museum of relief forms: stone chaos alternates with the immense peaks and towers, and plentiful karstic gullies. Relict light forests like emerald shawl cover this geological base. Koshka mountain is the only in CIS ecotope of thymeleaf fumana. 16 forms of local plants are recorded to the Red Books.

In 1900, the brothers Nikolay Sergeevich and Ivan Sergeevich Maltsovs begin creating a modern resort in Simeiz. They needed an outstanding building engineer to realize all their courageous ideas. Maltsovs found an engineer Semenov who became their faithful friend, team-mate and assistant. Yakov Petrovich designed the plan of a future resort settlement with streets and cottage places, and implemented it. Sales of allotments actively began from 1902. Yakov Sevemov made the projects and built 18 from 38 cottages of New Simeiz. Not all of these cottages remained till our days.
One of them is cottage of Aleksandrov-Dolnik (building of Ligo Morskaya). Nikolay Konstantinovich Aleksandrov-Dolnik acquired 2 places on the border with property of N.S. Maltsov 1300 sq. sazhen in size. During 1912-1914 yrs. the main building of boarding house was built along with dining room, kitchen, laundry, greenhouse, gardener house and other structures. The boarding house had 70 rooms and was built using neoclassicism elements with variety of columns, semi-columns, window arcades and cascade of stairs down to the sea. The building is located on steep slope. A hinged bridge and marble stairs to the 1st floor connected the building with the road. There is a large terrace strengthened by a high breastwall in front of the building, where a park is arranged. Terrace, stairs and roof of the building are decorated by balustrade. Verticality of the building is emphasized by avancorpos, an observation deck surrounded by high pillars is located on the roof of the central avancorpo. Side avancorpos are finished by pediments. There was a solarium on the roof. The building was heated by fireplaces, lightened by autonomous power plant, also it had a telephone. Thus, the Aleksandrov-Dolnik boarding house had very modern equipment for that time. After the Soviet power was established, the building was nationalized, repaired, and a Primorie sanatorium was opened there.
Now it is a modern hotel complex of Ligo Morskaya.
