Average annual temperature in Simeiz is the highest comparing to other resorts of Crimea's South Shore and is +13.6 degrees C. The beach consists of pebbles from noneroding rocks. Even in strong storms the water is clear and transparent here.

Black Sea keeps the constant temperature +9 C on 180 m and below in depth. On the water surface, the temperature is reaching +23 C and above during hot summer days. During the coolest season, the temperature on the water surface is not lower than +7 C. It is especially nice here in autumn. The Crimea's autumn is very warm, dry and long. Even in November the temperature of air is often above +20 C.

In 1900, the brothers Nikolay Sergeevich and Ivan Sergeevich Maltsovs begin creating a modern resort in Simeiz. They needed an outstanding building engineer to realize all their courageous ideas. Maltsovs found an engineer Semenov who became their faithful friend, team-mate and assistant. Yakov Petrovich designed the plan of a future resort settlement with streets and cottage places, and implemented it. Sales of allotments actively began from 1902. Yakov Sevemov made the projects and built 18 from 38 cottages of New Simeiz. Not all of these cottages remained till our days.
